In most high-end construction the specification is concentrated in what can be seen and touched, and the structure behind it is ordinary. A Composite Blocking System house inverts that: the expanded-polystyrene core and the sprayed sand and glass-fibre composite are the specification, and they are the part nobody will ever see. Zenith states the resulting shell is fire-resistant, termite-proof, water-resistant, mildew-proof, rust-proof and mold-proof, engineered for category 5 winds of 240 mph and not to crack during an earthquake. On a house intended to be held for a long time, and particularly on an exposed island site, a structure specified to that standard is arguably the most consequential luxury in the building, whatever the finishes turn out to be.
