On a Zenith build there is one decision that has to be made earlier than most people expect, which is the structural system itself. Because the Composite Blocking System forms walls, roof and floor from the same expanded-polystyrene core and the same sprayed composite coating, the shape of the building and the performance of the building are settled together rather than in sequence. That is a constraint and an advantage at the same time. It means the geometry is decided while it is still cheap to decide, and it means the resilience of the finished house is not a line item that can be trimmed later when the budget tightens, because by then it is the structure.

How the process runs

Zenith is involved from the design phase through to project completion, including project management. The company describes its remit as running to the point where the occupants actually get the comfort and the environmental benefit the design promised, rather than to handover. Hours are Monday to Sunday, 10:00 AM to 7:00 PM, from the Honolulu location at 2333 Alahao Pl.

What to bring to a first conversation

The two things that shape a Zenith build earliest are the site and the brief, in that order. Exposure, access, levels and what the ground is doing will move a design further than any interior preference will, and they are worth walking before anything is drawn. After that it is worth being honest about how long you intend to own the house, because the argument for a monolithic shell is strongest over decades and weakest over a short hold.
